Edwards Lifesciences Parking Structure

Project Description:

The five-story 1200 car parking structure at Edwards Life Science campus in Irvine, California is located in the Irvine Business Complex (IBC). The parking structure replaced the existing surface parking lot. The parking structure has a living wall that is the largest living wall installed in California and has a vegetated swale surrounding the structure to comply with the current stormwater requirements. The landscape design uses native and drought tolerant materials throughout the project.

Project Justification:

This project is an integrated project in which we used Architectural, Landscape, Electrical, Mechanical, Civil, and Plumbing disciplines all in-house.

It also has the largest living wall in California.

Special Circumstances:

We had to figure out a good way to treat the rain runoff from the parking structure. By using a vegetated swale in front of the whole parking structure, we were able to comply with current stormwater requirements.

Sustainable Features
The Parking Structure incorporates sustainable design features as follows:

• Photovoltaic Panels-on the top parking deck a 556 Kw PV panel system has been provided. The system products more power than the parking structure needs and is an energy product for the campus.
• Vegetated facade –the largest living wall installation in California at 3500 SF provides a green backdrop for the future campus improvements
• Open Space-the 1200 car parking structure replaces 6-acres of parking area that will be converted to campus open space. The new 6-acre “park” will have recreation, outdoor meeting areas and gathering spaces that unities the entire campus with pedestrian connections.
• Efficient Lighting System-lighting system
• Bioswale system- gathers 100% of all rainwater from parking structure meeting LEED requirements for stormwater management.
• Electrical Charging Stations-16 charging stations (four per floor) have been provided in the structure. Each station is monitored by and uses are limited to a four hour charge per day. in th
• Concrete Construction – the concrete structure was left unfinished so that there would be little to no maintenance in the structure. 
• Drought tolerant Landscaping-the use of native materials and high efficient irrigation system creates a system that uses 50% less water than baseline design.
