As the largest, by far, speculative office project in the Irvine Business Complex, this was a very risky endeavor by Trammell Crow.  Through the skill and expertise of the design team, the developer, and the contractor, and with the cooperation by the approving agencies, the project became a resounding success – in terms of design, economics, and appeal to tenants.

The Boardwalk

Project Description:

The Boardwalk is one of Southern California’s largest speculative developments of the past decade.  This innovative, one-of-a-kind development consisting of 545,000 SF of Class A office, 5,000 SF of retail, 2 acres of highly amenitized open space, and a 2200 space parking structure, all on a 7.5 acre site, has redefined the Irvine Business Complex.  The project incorporates creative design that not only appeals to the market but also achieved certification as LEED Gold.  The Boardwalk immediately attracted substantial interest from brokers and tenants.  Lease up has been rapid throughout 2019.  The project effectively repurposed a brownfield site that was formerly an outdated, underutilized industrial site into an iconic landmark in the City of Irvine.

Project Justification:

The Boardwalk was designed from the inside out to integrate a number of innovative elements that offer tenants the ability to brand or differentiate their organization. The Orange County office market, long dominated by 20,000 to 22,000 SF floor plates, has seen the emergence and success of a larger, more efficient 30,000 SF floorplate. The Boardwalk integrates this major design feature, including the ability to connect the two 9-story office towers with bridges, to provide up to 64,000 SF of space on a single floor. This provides tenants with the ability to not only program their space more efficiently, but also create better connectivity and collaboration among their employees.
Some of the other major elements of the project are sustainability (LEED Gold), a comprehensive amenity package, and a high level of service.  With its full service concierge, The Boardwalk delivers the feel of hospitality similar to that of a high-end resort. An organization’s office environment helps express its culture, so improving overall quality of life is imperative to organizations that are competing to attract and retain top talent. The Boardwalk delivers an all-around better workplace experience.

Special Circumstances:

The expedited design and construction schedule was achieved with the cooperation of the City of Irvine Community Development –Building Dept and Engineering Dept staff.
The project encountered significant conflicts with existing public improvements and utilities.  These conflicts were successfully resolved through cooperative and collaborative efforts of the City, utility companies, engineer of record, developer and contractor. 
The project is providing an attractive meeting place and has hosted events by ULI, NAIOP, and Connect Media.  Perhaps ASCE OC might want to consider The Boardwalk as a meeting venue.

The project is located on a former brownfield site. 

Project Attachments:

The Boardwalk site was purchased fully entitled by Trammell Crow Company in April of 2015. From its inception, the project was envisioned as the next generation of Southern California office space. Over the course of an expeditious design and construction process, the team identified and implemented every element necessary to provide a world class experience. After commencement of construction in February of 2016, the team substantially completed the building construction in 2017 and finish work, parking structure, and on- and off-site work in 2018 and early 2019.  The project was delivered on time and within budget.
