Project Description:

Developed as a joint venture between Lennar and Toll Brothers, the master planned community of 840 luxury homes lies on a portion of the previous El Toro Marine Base. Design and construction required demolition of previous military housing and infrastructure, planning to avoid potential conflicts with construction of the northern portion of the new Agua Chinon channel passing through the center of the project site, coordination with neighboring entities including the FBI and Irvine Unified School District, as well as the planning, design, and construction for the 10 Altair tracts and associated infrastructure. 
In addition to the 840 residences, the community provides amenities throughout including trails, pocket parks, and two primary amenity hubs at The Club and The Terrace, where there are pools, spas, tennis courts, bocce ball courts, barbecues, fireplaces, meeting rooms, event rooms, and more.  Altair is nestled into rolling hills and unspoiled outdoor space where the residents can enjoy the natural environment of Southern California while being within close proximity of great schools and necessities.
The design and construction teams worked diligently and efficiently to provide a luxurious and beautiful community.

Project Justification:

Joint venture between two major developers as well as coordination with original site owner (FivePoint), City of Irvine, and neighboring property owners ā€“ The Irvine Company, FBI, Irvine School District
Design and construction coordination with FivePoint, City of Irvine, and IRWD with the Agua Chinon drainage channel passing through the middle of the development.
Construction of a pedestrian bridge over the newly constructed Agua Chinon Channel, connecting the communities and the amenities separated by the channel.
One tract has floor plans with basements, a rarity in Southern California
Provides rare Irvine housing in the hills with views across the city and towards the ocean.
