Project Description:

The Newport Beach Country Club’s clubhouse, built in the 1960’s, was very outdated and no longer suitable for its members. The new 56,000 sf state-of-the-art clubhouse, designed by MDA Architects, is an iconic two-story, Craftsman-style project which included improvements to the adjacent parking lot and Club maintenance facility.

With a goal of attracting younger professionals with families, the new clubhouse (with a 9,000 sf basement) features an assortment of amenities: enhanced food and beverage venues, a 2,500 sf fitness facility, resort-style six-lane competition pool with sundeck and cabanas, children’s pool and indoor/outdoor gathering areas. The warm clubhouse environment also includes a 4,000 sf ballroom with 17 ft. high ceilings, banquet room, board room, pro shop, three massage/treatment rooms and locker rooms. The enhanced amenities, together with spectacular 180° views of both the ocean and the lush championship golf course, suit the Newport Beach Country Club well as host to the world-class Toshiba Classic Tournament of the Senior Professional Tour.

Project Justification:

For its successful completion, this iconic clubhouse required nuanced logistics at every turn:

• Intensive studies determined that the building itself had to be carefully raised above grade to achieve optimal 180° view corridors to both the Pacific Ocean and the golf course.
• The project had to be strategically phased to ensure the Country Club operations continued uninterrupted throughout the course of construction. 
• Temporary modular buildings were placed within a very confined space to accommodate restaurant/bar, administration, restroom, pro shop and maintenance services during construction of the large new replacement clubhouse.
• To maintain seamless operations, the parking was reworked, enlarged and managed in phases to ensure continuous access for Club staff, members and all construction teams.
• A pipe detention gallery was designed and constructed under the south portion of the parking lot to mitigate both storm volume and storm flow to pre-development values. Additionally, a multiple pipe system was needed due to shallow off-site storm drain facilities.

Rarely do projects with this level of logistical complexity proceed smoothly, however excellent foresight and flexible strategic planning and design make the Newport Beach Country Club clubhouse worthy of an ASCE-OC Award.

Special Circumstances:

Fuscoe Engineering, Inc. worked on past projects with many of the subconsultants involved with the clubhouse project. This familiarity and background of successful cooperation reinforced our relationships and allowed the team to gain project efficiencies, which minimized obstacles and challenges.

The Fuscoe team performed a considerable array of services for this project, from comprehensive engineering to stormwater management tasks. Project obstacles included devising flexible strategies for continued operation of this very active country club during construction, with significant effort centered around design and detention of stormwater flows, phased parking, and production of temporary clubhouse, pro shop, kitchen and dining facilities.
